What are home measurement services?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total square footage of the house and the overall layout. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service required?

Disputing real estate taxes

Property tax records often reflect incorrect area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be paying for more square footage than you have! Unless a certified appraiser has recently performed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before disputing what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling your home

A floorplan service can ensure that you're paid fair market value for your house. Square footage is one of the most important elements potential buyers examine when purchasing a home — but since these values are often approximated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a precise GLA when listing your home or property is to refer to a recent appraisal or home measurement service performed by an appraiser (after any renovation that may have affected square footage).

Material for real estate professionals

To ensure that your client's home closes at a price that properly reflects true market value, we suggest requesting a floorplan service for the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool to entice potential buyers because they can review the layout and attributes of the home before and after touring.
